Increased power supply secured for HPARK

Power capacity at HPARK, the 1.88m sq ft manufacturing and distribution development in Heywood, has been tripled from 10MVA to 32MVA.

Electrical power capacity at HPARK, the 1.88m sq ft manufacturing and distribution development in Heywood, has been tripled.

A power application of 10.5MVA was originally secured for the development, which is located on the 120-acre logistics site off Junction 19 of the M62. And now phase one plans for a primary substation located directly next to HPARK have been approved, which will provide significantly more power - 32MVA - to the site and will be delivered in 2026.

Aimed at manufacturers, cold storage, distributers and data centres, HPARK has outline planning for 1.88 million sq ft of floor space across six prime Grade A units, ranging in size from 39,000 sq ft to 688,000 sq ft, and is supported by Rochdale Development Agency (RDA).

Andrew Russell, Managing Director of Russell LDP, said: “Securing 32MVA is a major achievement at a time when it’s widely reported that other areas across the country, such as London, are rapidly running out of power.

“Tripling the power capacity puts HPARK in a prime position to be able to offer enough power to any type of operator, which is in addition to power generation through renewables, such as solar panels and battery technology. It also means the site has the necessary power infrastructure in place to accommodate more diverse end uses, including data centres and cold stores.

 

HPARK is the commercial element of the wider 318-acre South Heywood Masterplan, a mixed-use regeneration development being developed by Russell LDP.

HPARK is the largest sustainable industrial development opportunity in the North West. The site will be developed to align with BREEAM Excellent, EPC A, and have roof-mounted photovoltaic panels and electric vehicle chargers.

CBRE and Colliers have been appointed as joint agents.
