Status

Outline planning permission was secured in July 2018, and full planning permission was granted in January 2021.

Overview

Russell LDP secured outline planning from Rochdale council's planning committee back in July 2018, subject to a Section 106 Agreement. Russell LDP extended this, gaining full planning permission in 2021.

The full planning permission was the result of significant re-profiling of a flood zone and the capping of an artesian well discovered on the site.

The development proposal comprises up to 100 homes in a mix of 2-4 bedrooms, 15% of which will be affordable and includes the provision of a play area and open green space for public use.

As part of the Section 106 Agreement, contributions will be made towards the local area, including outdoor sporting facilities, local areas of play, and education.

Supporting Russell LDP's in-house team was Barton Willmore, the planning consultant, MPSL, the architect, RSK, the engineering consultant, and Trevor Bridge Associates as the landscape designer.

Russell Homes completed the development of the land off New Street, from site preparation through to the completion of all 100 homes. A fully occupied housing development now sits on this parcel of land.
